FENNOR / BUILDING OVERVIEW

Building and construction in Meath, Louth & Dublin — architectural design concept
THOUGHTFULLY PLANNED. BETTER CONNECTED.

THREE DIFFERENT STARTING POINTS

Room for more.
More than one way.

An extra bedroom, a stronger connection to the garden or a new home: Fennor takes the space you need and explains the assessment and design route for your property before a construction proposal.

THE PART THAT HOLDS IT TOGETHER

Design decisions.
Site decisions.
One clear record.

Fennor is your starting point for understanding the proposed build. We explain our role and the design, engineering or specialist appointments needed, so you can see who is responsible for each part before committing.

We set out the proposed sequence, progress-update arrangements and decision points. If a change is needed, its effect on the work, price and timing is brought back for agreement rather than left as an unexplained extra.

YOUR PROJECT WITH FENNOR

Room for your ideas.
A clear plan for the build.

We explain the choices, the work involved and what happens next, so you can decide with a clearer picture.

01

We begin with what the space is for.

How would the new room change your day? We explore the layout, light, storage and garden connection with you, then separate the priorities from the extras so the brief reflects how you want to live.

02

We explain the next design steps.

Bring the drawings you have, or start with the idea. We identify the planning, structural and certification input needed and explain the appointments to be agreed, including how Fennor’s work fits with the architect, engineer and other specialists.

03

You receive a price you can follow.

We show the work included, allowances and exclusions against the agreed drawings and specification. We also explain the programme, payment stages, access arrangements and how changes will be priced, so you know the commitments on both sides.

The support to explore.

These are the relevant funding options to discuss with Fennor alongside your project. We explain the full price, the support that may apply and the steps before you commit.

Grant support

Vacant Property Refurbishment Grant

Up to €50,000 / €70,000

Up to €50,000 for qualifying vacant-property refurbishment, or €70,000 including the confirmed derelict-property top-up.

Conditions & official guidance
  • Generally a pre-2008 property vacant for at least two years, becoming your principal home or an RTB-registered rental. Local-authority approval, inspection and eligible-cost rules apply.
  • Current guidance provides an 18-month completion period and ten-year charge/clawback conditions. This is not a general renovation grant for an occupied home.
  • SEAI support may apply to separate eligible work, but the same costs cannot be funded twice. Island and multi-unit cases have distinct rules.

Grant support

Convert a whole former commercial building

Up to €110,000

Enhanced vacant-property totals can apply when an entire former commercial or public building becomes two or more homes. These are totals per building, not per dwelling.

Conditions & official guidance
Two homes — vacant / derelict
€70,000 / €90,000
Three or more — vacant / derelict
€90,000 / €110,000
  • The whole-building conversion, vacancy, property-age, residential use, approval and refurbishment-scheme requirements apply.
  • Different from Vacant Above the Shop, where a commercial element remains. Do not combine both construction routes for the same work.

Grant support

Disability-related housing adaptations

Up to €40,000

Means-tested local-authority support for necessary adaptations that help a person with a disability live at home. Not a grant for a cosmetic bathroom or kitchen makeover.

Conditions & official guidance
  • The maximum is €20,000 for a home built within the previous 12 months. Medical need, the necessary work, approval and available funding determine the award.
  • The lowest assessed-income band is up to €37,500, with tapered support up to a €75,000 threshold. Applicable deductions and disregards are considered by the local authority.
  • Secure local-authority approval before work. Fennor can discuss the building work; we do not decide eligibility or guarantee funding.
